Kaukapakapa Village Centre
This project is a mixed use retail and commercial centre for Kaukapakapa including; service station, supermarket, medical centre, retail stores, office space and live/work units (apartment or motel units over retail). The intention is for this project to utilise quality finishing materials to make it a true village centre for Kaukapakapa that occupants and residents can be proud of.
Kaukapakapa
"Kaukapakapa" is a Māori name meaning "to swim with much splashing". The town is commonly known to the locals in its shortened form "Kaukap" (pronounced as cow-cop).
Due to its location Kaukapakapa is positioned to service the needs of a large geographic area. It is situated in the Rodney district and is around 50 kilometres Northwest of Auckland. State Highway 16, the alternate route North, passes through the town, connecting it to Helensville about 12 km to the South-West, and Wellsford about 46 kms to the North. Kahikatea Flat Road provides a link to Silverdale and the Northern Motorway approximately 20 kms to the West. The North Auckland Rail Line also passes through Kaukapakapa.
Recent development in Kaukapakapa include a number of residential lifestyle developments close to the village including 9 lots off Pinchgut Road (sold), 33 lots off Moses Road (sold) and more recently 11 lots (more planned) off Carol Leon Ave (10 sold). There is also a residential subdivision on the corner of Peak Road and Kaipara Coast Highway/SH16, Peak Village, that comprises 51 sections of which 46 are reportedly sold. Another 48 plus lifestyle blocks are being marketed at present with another 30 or so currently being considered for development within 5kms of the village.
Kaukapakapa is proving to be very popular with those looking for a rural lifestyle around 20 minutes from the Motorway and 35 minutes from the Harbour Bridge. The ability of city residents to take advantage of the high demand and therefore high prices being achieved for residential properties is allowing many to fulfil their dream of a rural lifestyle earlier than they anticipated would be possible. A secondary market has developed which are buyers from areas such as Dairy Flat and Kumeu who are finding the "urbanisation" of these areas contrary to their wish to live in a rural environment. This demand for properties around the Kaukapakapa area has been recognised by developers with relatively recent developments of Lifestyle Blocks and Residential sections.
About the Development
At this point in time it is anticipated that this project will be completed in a number of stages, as demand dictates.
The land has been purchased, additional land is under offer. Resource and Engineering Consents have been issued and much of the groundwork has been completed.
Stage 1 - Sub-Surface and Building 03
Incorporates all the sub-surface works including the storm water and wastewater systems, sanitary disposal system(1) and Building 03 which incorporates the Service Station and four retail outlets with two apartments over. The service station has been leased, three retail spaces have been leased (Liquor Outlet and Realty Office) and a number of registrations of interest for the remaining retail outlet has been received. There is an offer on the apartments.
(1) The onsite sanitary disposal system will be owned by a
separate legal entity (this is a requirement of Auckland City).
The building consent for Stage 1 has been granted by Auckland City. Construction of the Service Station and the balance of Stage 1 has commenced with an anticipated completion of this stage by mid 2018.
